How it works
Each unit is defined by how many square metres it equals, and every conversion pivots through the m²: multiply by the source factor to reach square metres, then divide by the target factor. A real case: a US listing shows an apartment of 850 ft². Since 1 ft² = 0.09290304 m², you work out 850 × 0.09290304 = 79 m², enough to see it is a small two-bedroom. Land goes the other way: a 5-hectare plot is 5 × 10,000 = 50,000 m², or 50,000 ÷ 4,046.8564 = 12.36 acres to compare it with a listing quoted in acres. Because area factors are the square of the length factors (1 ft = 0.3048 m, so 1 ft² = 0.09290304 m²), the numbers grow fast: 1 m² is 10.76 ft², not 3.28.

- How many square metres is an acre?
